Building Code Consulting
New construction and renovations are subject to Building Code requirements. Multi-residential, industrial, commercial, healthcare facilities, and retail are subject to a multitude of challenges and responsibilities. Ignis Building Solutions can help you manage Building Code compliance whether it is design review, project management, or administration.
Fire Code Consulting
Fire codes and standards are subject to continual updates and increased scrutiny from inspectors. We will ensure your team and building(s) are up-to-date and code compliant.
Notice of Violation Consulting
Resolving a Notice of Violation issue can require a multi-faceted plan that may require more time and resources than had been allocated. We work with you, the inspectors, and any third-party contractors to help you resolve the violations and be compliant as soon as possible and as thoroughly as possible.
Notice of Violation Remediation
Inspections of fire and life safety services are executed by Toronto Fire Services as part of routine inspections to ensure public safety or as the result of a complaint. Inspections can occur at any time. Ensuring your building is code compliant through building audits, regular maintenance, and up-to-date records are all effective ways to prevent a notice of violation.
Fire inspections are guided by the Fire Prevention Act, 1997 (FPPA) and correspond with regulations outlined in the Ontario Fire Code, Ontario Building Code, and related municipal codes.
During an inspection, the inspector will assess the functioning of indoor and outdoor systems, reporting and maintenance records, and other regulatory standards. Systems include, but are not limited to:
Smoke control systems
Fire alarm systems
Sprinkler systems
Standpipe systems
Lighting systems
Alarm system
Failure to comply results in an Order of Compliance and Notice of Violation. The City of Toronto publishes fire inspection results online. These results list the building address, inspection date, description of the violation(s), and code reference.
We offer remediation services for notices of violation through a process that includes:
Review violations
Engage the inspector
Discuss timelines/alternative solutions
Consult and advise on the best methods of resolution (internal operations, outsourced)
Identify and prepare a scope of work and next steps to resolve issues where required
Reduce Risk
Our services help keep buildings code compliant. Fines for violations can run into hundreds of thousands of dollars.
Taking a proactive and disciplined approach to your fire and life safety program is essential to protecting lives and safeguarding property.
Equipment Lifecycle Audit
As equipment ages, codes and standards evolve, and technology improves there are many reasons to engage in an equipment lifecycle audit. The capital costs of replacing systems can be large and may take time to plan, tender, and implement. Get ahead of budgets and approvals with an audit of what will be needed and when. The lifecycle audit uses a team of dedicated fire protection experts to ensure you get a comprehensive report. The report includes a review of each piece of equipment outlining for building owners and representatives the reasoning for recommended timelines.
Fire Safety Plans
Our Fire Safety Plan team will ensure you have an easy-to-understand plan and aid in the training and implementation of the plan at your property, along with providing any assistance required with the installation of the emergency signage.
**EFFECTIVE 2021, Toronto Fire Service will no longer reset fire alarm systems. Re-setting fire alarm systems are the responsibility of the building operator and their staff.
Fire Safety Plans are an important element of a property’s fire emergency preparedness. They outline the responsibilities of building owners, property managers, staff and third-party suppliers such as cleaning staff. In order to keep people safe, the Fire Safety Plan provides a system to communicate how to exit the building properly in the event of an emergency alarm, the locations of sprinkler, smoke and fire alarm panels, who is responsible for assisting fire services and more.
Fire Safety Plans are required under the Ontario Fire Code, Section 2.8 Under Emergency planning.
A Fire Safety Plan includes:
Outline of Responsibilities
Emergency procedures
Resetting the Fire Alarm
Aiding Persons Requiring Assistance
Operating a Fire Extinguisher (P.A.S.S.)
Building Access
Emergency Shut-offs
Fire Protection Systems
Control of Fire Hazards
